Do I want a pre-designed home plan or a custom built design?
This is the first question you need to answer in your process. A pre-designed plan was a custom built home at conception, but we loved it so much we thought we’d share it with everyone else! Pre-designed home plans are more cost effective, and are a curation of the plans HPA Design have designed over the last 30-years that we know have come out great, so you won’t be rolling the dice on a brand new design.

Can I make modifications to a New England Homes plan?
Here’s the list of mods that we can provide to you through HPA Design for an added cost:
- Mirror plan
- Side/front load garage
- Front porch- where possible
- Finished basement
- Add sunroom/ screened porch
- Add a garage 1 bay to 2 bay, 2 bay to 3 bay
- Exterior siding
- Add Brick/Stone accents
Based on your location, the plan you selected may require modifications that are needed to comply with local building codes. For that, we connect directly to HPA design for those additional modifications services.
How long will it take to complete modifications to my plan?
If it’s from our list of stock modifications, a typical project takes approximately five to ten business days or less to turn around, but this could vary based on what’s being modified to the plan, such as structural or engineering changes, review points and Architectural Review Board approvals.
Am I ready to purchase a home plan?
If you have a site address, then you are ready! That being said, we highly recommend having your land surveyed prior to purchasing a pre-designed home plan. A land survey is used to determine how much room you have to build by identifying the shape, boundaries and any physical limitations the plot may have. To do this, contact your local surveyor.

Why do I need to add a site address before I order?
We are licensing the plan to be built at this address and this address only. We need it on file for legal purposes.

Why can’t I build my plan more than once?
Just like books, movies, and songs, federal copyright law protects the intellectual property of architects and home designers by giving copyright protection to house plans and designs. These legal protections exist to protect all parties. The copyright law prevents anyone from reproducing, modifying or reusing the plans or design without written permission from the copyright owner.
Why don’t you sell the CAD files?
We want to protect our intellectual property and ensure that each plan purchased is only built one time. Construction documents give you everything you need to know about building that particular set of plans. There’s no need for the CAD files! If you’re planning on modifying the plan, we’d rather do that on our end to make sure it’s up to our standards. See question #2 for more on the modification process!
Can I get a CAD file for my engineer?
We can provide a CAD file of the proposed footprint for your civil engineer and/or surveyors use only.
Do you provide engineering/architectural stamps?

How much does it cost to build the plan I choose?
The cost of building a home varies based on multiple different factors including, but not limited to, the location of your home, materials you chose to use, etc. It is impossible for us to give you an estimate on how much this home will cost to build. Our suggestion is to contact your local builder to get an estimate.
Can I obtain a materials list?
NE Home Plans does not provide material lists. After you have purchased your home plan, we suggest taking the plan to a local lumber and/or window supplier and they should be able to help you with this.
How is the total square footage determined?
The square footage indicated is living space calculated from the exterior face of the wall stud. It does not include decks, porches, garages, volumes, uninhabitable & unconditioned spaces.
What is New England Home Plans return/exchange policy?
We do not offer any returns or refunds on home plans.
